Kansas City's luxury homes can be a tough sell

For the luxurious homes on the Kansas City market, what makes them so spectacular also makes them difficult to sell.

In January, the average Kansas City home sold for $189,000. Selling one for millions of dollars poses a problem.

"They just take a special person to buy them and be able to afford them," said realtor Scottie Broderick with Remax.

Broderick says the average KC home often sells in just a few days. Multimillion-dollar homes can take a few months.

"That one buyer just has to come along and boom, you could sell a house in one day if the right buyer is standing there waiting," said Broderick. "Or it's going to take a couple of months."

A search on realtor.com reveals multiple homes in the Kansas City metro listed for more than $1 million.

One home Broderick is trying to sell in KC's historic Roanoke neighborhood has been on and off the market for several years. Listed at $3.2 million, the home ranks as one of the most expensive on the KC market.

It's also one of the most historic.

"I would think the buyer would pretty much want to keep it as it is," said current owner, Dr. Jim Wells.

Built in 1901, it was once home to Kansas City mayor Jay Neff.

With mahogany wood work, several beautiful living rooms, and the original carriage house out back, the house tells a story from Kansas City's past.

"We saw it the first time when it was the Designers' Show House," said Dr. Wells. "And the rest is history."

Another home on the market in Leawood, Kansas is listed at nearly $2 million.

With 12,000 square feet, a two-story back wall featuring floor-to-ceiling windows, and a wine cellar that seats up to 40 people, Broderick hopes it will sell fast.

But in Kansas City's high-priced luxury home market, patience is key.
